We do not block the street
Equipment and water stay on the truck. There is no trailer parked across a drive lane, fire lane, or sidewalk while residents are trying to get home.
We work while people are at work
Community service is scheduled Monday–Friday, 9 a.m. through 4 p.m., so residents are not dealing with equipment noise on evenings or weekends.
We already speak “COI”
Builder and management-company billing is familiar ground. We provide certificates of insurance and can work from a scope the board can approve in one meeting.
Hot water, trained techs
PWNA certified technicians, heated water up to 5 gallons per minute, and methods matched to the surface — vinyl, fiber cement, brick, concrete, and painted trim are not treated the same.
How a community job is set up
- Walk or photo review. Send the community name, unit count, and what you want cleaned. We can often scope from photos plus a site visit.
- Written proposal. One scope for common areas, optional add-ons for resident homes, and a schedule window that fits gate access and board timing.
- Resident-aware scheduling. We work in sections so pool decks, sidewalks, and parking stay usable. You get a confirmation the day before.
- Recurring plan if you want it. Spring pollen and fall algae are predictable. Lock those visits in with a Community Care plan so you are not bidding this out every April.

Questions boards and managers ask
Can you provide a certificate of insurance?
Yes. We carry the coverage management companies and builders require and will send a COI to the association or management office before we mobilize.
Do you offer recurring HOA contracts?
Yes. Seasonal or twice-yearly service is how most communities stay ahead of pollen, algae, and covenant notices. See maintenance plans.
Will this disrupt residents?
We plan for that. Compact trucks, no trailer, weekday hours, and work staged so sidewalks and pool decks are not shut down all at once.
Can you clean resident homes and common areas together?
Yes. Many associations hire us for amenities and then offer homeowners a community rate for houses, driveways, gutters, and windows during the same window.
Do you clean clubhouse and amenity windows?
Yes. Window cleaning is a staffed service — clubhouses, sales centers, and storefront-style amenity glass — and it can ride along with the community wash. See window cleaning.
What about stormwater and landscaping?
Technicians are trained in proper products and methods. We match pressure and chemistry to the surface and take care around plantings, vehicles, and neighboring units.
